Lease Accountant – Shelton, CT
$75K Base + Bonus
Our client is a well known retail company that has been in business for more than 50 years. They are searching for someone to handle the lease rental payments as well as analyze the tenancy accounts. This person will report to the Assistant Manager of Lease Accounting and will work within a financial department of about 6 people.
Interpret real estate leases and validate all new leases, amendments, extensions, renewals and terminations into lease management system
Identify and track all lease events for monthly activity
Prepare all new straight-line rent schedules for all stores in accordance with ASC 840
Maintain sales data within lease management system
Prepare and send sales monthly and annual letters to landlords
Manage relationship with third party service provider
Track lease breakpoints to ensure proper expense recognition and payment for sales based overage rents
Track and report Gross Sales Occupancy Credits (lease savings)
Report on monthly budget/projection variances for ancillary occupancy costs (CAM, Real Estate Taxes, Other tenancy accounts)
Prepare month end, quarterly, and year-end journal entries and account analysis related to Tenancy
Process monthly rent payments
Process rent credits/adjustments
Prepare monthly and quarterly account reconciliations for lease related accounts
Research and problem solve landlord escalated landlord issues, This includes communicating with landlords via phone and email to address and resolve issues to mutual satisfaction in a professional manner
Assist Lease Admin with all their needs surrounding tenancy costs, payments, transaction history, etc.
Assist in Sarbanes-Oxley compliance initiatives
Perform detailed audits of various leases in coordination with internal audit department
Continually improve processes and drive change to for process improvements
Responsible for the selection, development, performance management and retention of team members
Bachelors Degree in Finance or Accounting
3-5 years related experience
CPA a plus
Intermediate knowledge of Excel
SAP and Real Estate Manager (REM) experience a plus.
Strong organizational, analytical, and problem-solving skills.
Ability to react and adjust to changes in Landlord billing practices and the industry.
Prior experience working in Real Estate, Lease Accounting, Legal or Lease/Contract Administration is a plus.
