7-10 YRS OF EXPERIENCE. POLISHED, WELL PRESENTED ENGINEER NEEDED. THIS ROLE REPORTS TO A CHIEF ENGINEER AND IS THE EQUIVALENT OF A LEAD ENGINEER POSITION. 29-32 per hour. Based in Colorado Springs, CO.

Position Summary:
Specialist responsible for troubleshooting building system problems, performing repairs and inspecting systems to ensure proper maintenance. Support the property management team and provide superior customer service by utilizing one or more specialized skills including but not limited to electrical, HVAC, plumbing, etc. Maintain positive communication and exceptional follow-up with building tenants.
Primary Responsibilities:
1. Troubleshoot and perform major repairs on various building systems. Provide day-to-day support to Building Technician I, II & III regarding maintenance, service, install and controls of commercial building systems. Inspect and evaluate all building systems on a routine basis.
2. Review work orders. Control expenditures for services and supplies for daily operation within established budget guidelines. Purchase equipment and supplies as necessary. Provide operating and capital expenditure recommendations to the Chief Building Technician and property management team.
Secondary Responsibilities:
1. Perform the duties of a Building Technician III as required.
2. Supervise subcontractors providing maintenance or repair services. Obtain monthly preventative maintenance reports from contractors.
3. Assist with set-up and take down of special events.
4. Maintain all tools, parts and supplies in an organized manner. Inform the Chief Building Technician of any needs for replacement, restocking or repair of items.
5. Perform other job-related duties as assigned.
Requirements:
1. High school diploma or equivalent with additional vocational coursework in one or more of the following disciplines: HVAC, electricity, plumbing or other relevant areas.
2. Universal CFC certified.
3. State Certified Journeyman’s license or equivalent.
4. State Certified Master’s license or equivalent is preferred.
5. Minimum of ten years relevant work experience working as a senior service technician with at least two years of experience providing work direction to others.
6. Basic PC skills and ability to learn company specific software.
7. Ability to adapt to new or changing software programs.
8. Proficiency in automated work order systems preferred.
9. Ability to routinely perform on call and off hour duty including evenings, weekends and holidays and to respond to emergency situations on a 24-hour on-call basis.
10. Strong knowledge of building systems (HVAC, mechanical and electrical) including how to troubleshoot, maintain and control.
11. Extensive knowledge of building VAV systems.
12. Working knowledge of energy management systems.
13. Must be able to read trade related electrical, mechanical and plumbing drawings and internal wiring schematics.
14. Must possess a valid driver’s license and ability to operate a motor vehicle.
15. Ability to work with minimal supervision while diagnosing and resolving building systems issues.
16. Good verbal and written communication skills.
17. Strong organizational skills.
18. Strong customer service focus and interpersonal skills to effectively interact with tenants, suppliers and other technicians.
19. May be required to carry and maintain appropriate government credentials.
