Construction Manager, Tenant and Capital Improvements

Profile Summary
The Construction Manager (CM) is the individual charged with responsibility for the complete and
satisfactory execution of the entire project. The CM is the front line company representative who
deals with the tenant, leasing agent, property manager, design professionals, contractors and
Direct Responsibilities
• Develop, monitor, update, and communicate the project schedule and its periodic
• Solicit and review of contractor/vendor bids
• Obtain approvals of plans and cost from tenant and/or building ownership
• Select and award to qualified contractor/vendors per company standards
• Assemble bid summaries and validate scope of work
• Facilitate creation of contracts in accordance with company guidelines
• Assemble contract package for VP’s execution
• Monitor material deliveries to correspond with the construction schedule, including
material or equipment furnished by tenant
• Project forecasting/cost monitoring and budget management
• Review and authorize all purchases and expenditures through the invoice, draw, and
payment processes
• Identify and resolve all cost and schedule impacts
• Ensure the submittal process is maintained as necessary to prevent delays
• Establish and maintain relationships with internal and external customers, design
professionals, and building officials
• Bill tenant for all authorized cost including allowance overages
• Manage project closeout and warranty procedures
• Ensure design and quality of final product meets company and industry standards
• Obtain proper certificates of insurance
• Ensure the construction requirements of individual leases are implemented
• Ensure proper lien waivers are obtained prior to approval of applications
Assist Leasing Agent or Property Manager with Project design and development
• Assist Leasing Agent or Property Manager with development/implementation of project
• Assist Leasing Agent or Property Manager in development of the project team and
• Assist Vice President with reporting status of all projects

• Adhere to Project Schedule
• Adhere to Project Budget
• Ensure all policies and procedures are utilized in the construction process
• Manage of contractors and designers
• Ensure company quality standards are maintained
• Ensure all applicable documentation for contractor is in place prior to starting work
• Ensure compliance with all applicable codes and governmental regulations
Reporting Relationships and Interfaces
Reporting Relationships:
• The Construction Manager reports to the Vice President of Construction
Internal Interfaces:
• Accounting, for cost monitoring and invoice processing
• Leasing, to discuss project budgets and schedules
• Property Management, to discuss project budgets and schedule contractors and coordination of work.
External Interfaces:
• Tenant, for approval of design and cost, and billing of authorized cost/overages
• Contractors, to discuss bidding, schedule, building rules and regulations, and project coordination
• Design Consultants, to discuss project design and administration
• Local Authorities, to discuss permitting, and inspection issues prior to and during construction
• Local trade organizations, to maintain a positive image in the local business community.

A four year degree in construction or related discipline is required
5-10 years experience in high end commercial interiors with some ground up/base building recent experience.
Solid financial fiduciary aptitude (Construction Budgets $2M - $23M)
Class A Office or Industrial exposure preferred.
