Director of Construction

JOB DESCRIPTION:
We are seeking a Director to assist the Senior Vice President of Construction. This position will be responsible for assisting with and/or managing new construction, renovation, repair or relocation projects from inception to completion.


Provide preliminary Leasing support including coordinating design and bidding, creating RFPs, developing scope of work for landlord (Make-Ready). Able to read and accurately interpret work letters and leases.
Participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors and selects vendors. Solicit, prepare and evaluate bid documents and review contractors to ensure complete scope coverage.
Prepares detailed construction cost estimates and documentation for project funding authorization. Responsible for interfacing with appropriate levels of management to obtain funding approval signatures. Explanation of project scope and the associated costs as required is part of this process.
Develop project budgets. Able to justify and document budget numbers and estimates.
Meet with department representatives, architects, engineers and consultants to establish project requirements, specifications and schedules.
Implement general contracting activities for new construction and construction improvement projects.
Manage and coordinate design consultants, general contractors, and vendors. Oversee key sub-contractors, construction consultants, and vendors to ensure conformance with contracts.
Ensures assigned projects are completed within budgets and schedules while meeting client needs, business objectives and design guidelines.
Manage and develop TI Manager. Daily inspection of all projects at CMC.
Develop, monitor and maintain construction work schedule; serve as liaison between client and contractors.
Assist in the coordination, development and approval of architectural and engineering construction drawings with respect to budget, schedule and constructability.
Prepare project documentation and attend project meetings.
Inspect projects to ensure all work is performed to contract design specifications and in accordance with company safety standards.
Has full range of construction skills including: reading blueprints, measurement of space, construction of barriers and traffic controls, construction of non-weight bearing walls, proper job-site housekeeping, identification of constructability issues and the appropriate resolution, identification of design flaws and code issues, finish carpentry.
Able to inspect work. Implements quality control on all trades.
Review and evaluate change orders and claims.
Interface with regulatory agencies, project stakeholders, public construction officials, owners, engineers etc. as required to secure necessary approvals.


Skilled communicator who is team player who works together to achieve goals, increase understanding, and build relationships. Able to collaborate with vendors, building teams, leasing professionals, and tenants in the planning and execution of projects of high impact for the organization.


Keep senior leaders informed of progress and proactively advises of obstacles that could cause delays and/or cost overruns. Presents options for overcoming difficulties.


Serve a liaison with tenants and their design and construction teams.


Experience with re-stacking


High degree of organization: aptitude for multi-tasking, keep proper documentation, maintain schedule of jobs, meet deadlines, keep in regular communication with all stakeholders, demonstrated reliability and follow-through.


QUALIFICATIONS:

Bachelor’s Degree in Construction Management, Architecture, Engineering or related discipline, or equivalent to appropriate 4-year college program and 5+ years construction management/supervisory experience with basic understanding of all facets of building construction
Experience with high rise constructions project (20 floors or more)
Similar combination of education and experience
Strong customer-service skills to be able to communicate work plans clearly and explain work stoppages when they occur to various groups such as owners, inspectors, and the public. Able to identify the information needs of the target audience and tailor the message appropriately.
