Junior Lease Administrator PR2654119

Adecco is currenlty hiring a Junior Lease Adminitrator in Winston Salem, NC .  As a Junior Lease Administrator you will be responsible for providing support to Lease Administration, Portfolio Manager, and internal clients through Lease research and Landlord communication.  Works closely with Lease Administrators to ensure that all daily work is prepared and loaded pending review.  May need to communicate with Landlords directly or other internal clients as needed or directed. 

                               

 

Essential Duties and Responsibilities:

  1. Process Postal Mail Daily – Scan to each LA folder on the Y drive, ”), with the exception of Reconciliations which will be scanned and uploaded into Costar
  2. Access the general email box and manage on a day to day basis, sorting emails to appropriate Lease Administrator’s box, leaving marked as unread.
  3. Tax Payment Requests to PTC. (Updating and setting up new actions if applicable in Costar)
  4. Request expired Certificate of Insurance
  5. Certificate of Insurance (COI) Letters to Tenants. (Updating and setting up new actions if applicable in Costar)
  6. Rent Increase Letters to Tenants. (Updating and setting up new actions if applicable in Costar)
  7. Monthly Statements – verify in Costar amounts correct & no address changes, if balance give back to Lease Administrator.  Review Notice Contact Information if missing, add email and phone numbers.  If the address appears to be incorrect contact the Landlord for current information.
  8. Provide proof of payment to LLs who request confirmation that taxes have been paid
  9. Add documents to be abstracted to Costar and setting up abstract action (this will come after sufficient training in Costar)
  10. Operating Expense, Tax and Insurance Reconciliations (Only after sufficient training)
    1. Complete Excel Spreadsheet (Scan and upload into Costar)
    2. Confirm pro-rata share and amount paid in prior year is correct (Update action, assigning action to the Lease Administrator)
    3. Lease Administrator responsible for confirming charges are per lease and follow-up with LL for any questions or issues
  11. After Lease Administrator has reviewed LL change documents – input request to AP into One Stop (how long is this process)? (Manage landlord changes, including set up in One Stop with Lease Administrator reviewing)
  12. Process Tenant bill backs (set up in Costar, send email to Tenant Income Administrator to add to Deep Forest, send bill back to Tenant)

 

Required Skills and Competencies:

  1. Associates’ degree and/or two year paralegal degree, with comparable education and related training
  2. Excellent written and oral communication skills
  3. Strong organizational skills and ability to complete work with critical time schedules
  4. Excellent math skills
  5. Demonstrated proficiency in computer software applications such as Microsoft Office products
  6. Attention to Detail
  7. Ability to work in a team environment

 

Desired Skills:

  1. Bachelor’s degree
  2. Real Estate and/or Broker License
  3. One to three years of commercial real estate experience
  4. Ability to analyze and interpret deeds, leases and legal documents
  5. Notary
