Manager, Lease Administration and AR
Location: Columbia, MD
The Manager would be responsible for managing and driving the workflow of 6 Commercial Lease Administrators and operate to manage the firm’s internal controls. The Manager is the main point of contact for the company annual audit billing process and for coordinating the collective gaps during the month end process. This role aids in the recovery of operating expenses, managing, reading and interpreting leases, calculating rent roll up/down and working in conjunction with Accounting, Asset Management and Legal teams to ensure complex tenant issues are resolved timely.

***The asset type is predominantly Commercial Class A Office***

Manage the Lease and Billing Administration and Accounts Receivable functions to ensure that tenants are billed accurately and timely and rent is received and processed timely.
Work closely with the Asset Management, Legal, Property Management, Operations Accounting and Financial Planning & Analysis teams to ensure that complex tenant and lease issues are identified and resolved effectively.
Ensure that the reporting of tenant revenues is accurate. Monitor aging reports to identify and resolve accounts receivable issues. Manage the workflow of new and amended lease documents, providing evidence all executed documents are accounted for.
Establish and monitor an effective review process to ensure all critical aspects of lease documents are abstracted and billed in accordance with lease terms.
Review lease requests to manage and communicate issues. Ensure that accounting for billed rents, straight line rents and recoverable operating expenses including base years is completed.
Manage the integrity of system data and review of lease abstract packages prepared by other team members
Ensure that the revenue associated with leases is properly reflected in the financial statements for actual results. Manage and monitor the tenant calculations for Common Area Maintenance (CAM) and Real Estate Taxes on an annual and accrual basis with Operations Accounting.
Analyze the pass through billings for reasonableness to manage the magnitude of the adjustment billings. Oversee tenant base year calculations. Participate actively in the budget process to ensure that leasing revenues are reasonable and consistent with tenant leases


QUALIFICATIONS AND REQUIREMENTS



Bachelor degree in Accounting or related field


8 years of relevant experience with at least 2 years of direct management experience.


Able to understand complete lease cycle, including revenue impacts on commercial office real estate assets/properties.
Understanding of internal controls, risks and security considerations preferred.
Ability to multi-task and willingness to learn new skills.
Strong verbal and written communication skills
