Description: Accounting role within the Design, Construction and Development teams
Responsibilities: Tracking design, construction and development costs of assigned projects and properties, including budgeting and forecasting, providing timely and accurate management and financial reporting, and assisting in the audit/review process.
Construction Management

• Track consulting and construction contracts, including change orders and re-allocations.
• Communicate with vendors and maintain vendor information on file.
• Process contractor requisitions for payment.
• Prepare monthly loan requisitions.
• Update regional 10–year capital budget schedules.
• Prepare monthly project status reports
• Assist in the review, approval and processing of architect. engineer and contractor invoices.


General Accounting

• Ensure invoices are recorded correctly in the accounting system
• Review and analyze general ledgers for respective projects and properties, process adjusting journal entries, calculate monthly accruals and update balance sheet support schedules.
• Prepare wire transfers to external vendors and intercompany entities.


Financial Reporting

• Prepare monthly and quarterly reporting packages for assigned projects / properties and the region package for the corporate office.
• Prepare monthly cost variance analyses and monthly balance sheet analysis.
• Assist with debt reporting and analysis required for any refinancing and/or building appraisals.


Forecast and Budgets

• Prepare quarterly forecasts, invoicing of operating expenses recoveries, C.P.I. adjustments and security deposit transactions.
• Preparation of annual budget package, detailed variance analysis, and balance sheet analysis.


Audit

• Prepare detailed year-end financial reconciliations, analyses and working papers.
• Provide supporting documentation and assistance to internal / external auditors, as needed.


























Education: BS/BA degree in Accounting or another quantitative field; CPA preferred
Technical Skills:

• Knowledge of US GAAP (specifically, real estate)
• Minimum three years of public accounting and /or commercial real estate project accounting experience preferred
• Strong analytical ability; detail oriented with strong initiative and analytical skills.
• Well organized; self-starter, able to handle multiple priorities
• Ability to work independently or as part of a team in a highly deadline driven environment.
• Understanding of construction and property management in relation to financial accounting, recoveries, budgeting and forecasting
• Advanced proficiency in MS Excel and MS Word; Experience with YARDI a plus
