Seeking a Project Accountant for an International Commercial Real Estate Firm in NW Washinton DC





Scope of Responsibilities

Responsible for providing timely and accurate reporting and cost tracking of respective properties, budgeting and accounting functions related to the Construction projects, managing and executing the financial reporting for assigned projects.

General Accounting

Review and analyze general ledgers for respective properties process journal entries, calculate monthly accruals and update balance sheet backup schedules.


Prepare wire transfers to external vendors and intercompany entities.

Financial Reporting

Prepare monthly and quarterly reporting packages for properties and the region for the corporate office.
Prepare monthly variance analysis and monthly balance sheet analysis.
Assist with debt reporting and any analysis required for refinances and building appraisals.

Construction Management

Track consulting and construction contracts and change orders.
Communicate with vendors and maintain vendor information on file.
Assist in the review, approval and processing of architect/engineer and contractor invoices.


Process contractor requisitions for payment.
Prepare monthly loan requisitions.
Update regional 10 – year capital budget spreadsheet
Prepare monthly project status reports

Audit

Prepare detailed year-end financial reconciliations, analyses and working papers.
Provide accounting detail and assistance to internal/ external auditors.

Forecast and Budgets

Prepare quarterly forecasts, invoicing of operating expenses recoveries, C.P.I. adjustments and security deposit transactions.
Preparation of annual budget package, detailed variance analysis, and balance sheet analysis.



















Technical Skills an Bachelor’s in Accounting; CPA candidate preferred
Knowledge of GAAP (specifically, real estate)
2+ years of public accounting and /or commercial real estate project accounting experience preferred
Strong analytical ability; detail oriented with strong initiative and analytical skills.
Well organized; self starter, able to handle multiple priorities
Ability to work independently or as part of a team in a highly deadline driven environment.
Understanding of construction and property management in relation to financial accounting, recoveries, budgeting and forecasting
Advanced proficiency in MS Excel and MS Word; Experience in CTI and/or Hyperion a plus
Candidate should be enthusiastic and motivated to succeed in a team environment
Possess excellent communication, presentation and interpersonal skills
