Manages all aspects of an At Risk construction project from preconstruction through close out. (An “At Risk” project is when company is at risk for the trade contractors which are directly subcontracted to company.) This includes preconstruction phase activities such as constructability review, value engineering, budget control, prime contract scope negotiation, and preconstruction schedule management. Construction phase activities include: job setup, subcontractor buyout, schedule management, oversight of change management/submittals/RFIs, leadership of the project team, overall project management and close out.

Job Duties & Responsibilities: (Essential Functions)
Ensure that the project site (including the onsite office facilities) are professional and safe for all who visit including the client, A/E consultants, inspectors, subcontractors and project team.
Perform constructability reviews throughout the design process.
Help develop and manage the value engineering process with project owners and designers.
Partnering with the Project Superintendent (when available) to develop detailed comprehensive subcontract scopes of work (Attachment Cs).
Prepare accurate Project Financial Reports (PFRs) each month.
Timely and accurate processing of owner pay applications to achieve a positive cash flow.
Proactively manage the change order process.
Work with Sub-payables personnel to timely process accurate Subcontractor invoices.
Lead OAC meetings to strategically overcome project challenges. Ensure proper meeting minutes are prepared.
Work with Payables personnel to timely process direct costs (GCs, GRs).
Ensure timely and accurate processing of submittals, RFIs, material procurement by the project team.
Partner with the Project Superintendent(s) to negotiate subcontract agreements for all trades to meet the project schedule and accrue buy-out savings.
Manage job start-up and close-out activities.
Lead weekly internal staff meetings including the management of “hot list” items.
Ensure qualified staff is on board to support project needs and the overall performance of the project team.
Partner with the Project Superintendent(s) to develop and update accurate and detailed project schedules.
Ensure proper execution of BIM on the project as required.
Responsible for project team performance. Mentor PEs and APMs to help them work effectively within the project team, provide feedback on their performance, and help them to achieve their personal career goals.
Develop project QA/QC plan and ensure implementation.
Ensure proper insurance is in place per owner requirements and companies’ risk management requirements.
Meet the fee goals established for the project and strive toward fee enhancement.
Responsible for ensuring all city, county and state permits are timely obtained and closed out.
Other duties as assigned per the requirements of the project or assignment.

Collaborator – demonstrated ability to work well with others and resolve issues with a win-win focus.

Preferred Education & Experience or Relevant Experience:
Bachelor of Science in Construction Management, Civil Engineering or Architectural Engineering preferred, OR,
5-10 years of construction industry experience managing projects within our market segments and of our typical project sizes from start-up to completion.
Professional licenses and certifications are not a pre-requisite.
