Senior Asset Associate

Senior Associate - Asset Management - Arlington VA

Seeking a Senior Associate with advanced Excel AND ARGUS hands on skills, to support the Asset Management group. The position will be located in Rosslyn, Virginia office and will require close interaction with senior management and collaboration with the development, acquisitions, leasing, operations, construction, and accounting professionals of the company.

The primary responsibilities of the position are:
- Develop and maintain property and portfolio cash flow and cash management projections
- Analyze projections in context of existing and potential capital structures, including loan compliance procedures.
- P&L Oversight – Lead individual asset reviews with property management and accounting teams, including analysis on asset operating performance versus budget and underwriting.
- Analytical and investment support to capital partners.
- Integrate with the leasing team, evaluate major lease transactions and impact on portfolio.
- Interface and network with regional real estate professionals (brokerage, architects, real estate networking groups, etc.) in an effort to develop recommendations for value-added initiatives at the portfolio/project level based on assessment of local market conditions and trends.
- Property condition assessments – includes on-going interaction and oversight of properties to ensure business plan execution – includes building walk-throughs with property management and operations and tenant relations.
- Prepare narrative and analytical recommendations for senior management and joint-venture partners.
- Participate in strategic business planning.
- Annual budget preparation, including coordinating detailed analysis and assumption recommendations from leasing, property management, operations, marketing and accounting teams.
- Annual Partnership Meeting(s): Preparation and presentation of annual performance, successful calendar year initiatives as well as the upcoming year’s business plan and budget recommendations
- Provide overall support for investment management initiatives.
- Assist the acquisition team’s due diligence to develop strategic recommendations and transition the asset from closing to the asset management team.

4-6 years of relevant real estate experience.
Bachelor’s degree in business required with a concentration in finance or real estate preferred.
Superior analytical skills, attention to detail and overall understanding of commercial real estate (particularly office), finance, accounting and capital markets.
Expertise in creating and maintaining complex Argus and Excel models.
Experience with DC Metro office market preferred.
Ability to dissect, interpret and communicate complex legal documentation such as leases, loan documentation, PSA’s and JV Agreements.
